Zoning Board split on duplex lot variance; five variances and permits approved

NORTH ATTLEBORO — Zoning Board denied a duplex lot-size variance for Gets LLC at 13 Prospect Street in a 3-to-2 decision. Chair Benjamin Dowling and Member Arsen Hambardzumian voted against the relief, while Vice Chair Landis Hershey, Member Bruce A. Wessel, and Alternate Sasha Cuerda voted in favor.
The board simultaneously approved five applications unanimously: special permits for Matthew Fondas' home occupation sign at 195 Commonwealth Ave and Spencer Leman's locksmith retail expansion at 23 Chestnut Street Unit B; variances for Rebecca Lubelczyk's hot tub at 139 Grant Street, Steven Russ's deck and shed at 174 Mount Hope Street, and Kimberly Ashworth's front porch at 32 Richards Avenue. A continued hearing on Hipolito Aguilera's seven-lot subdivision at 110 Cumberland Ave was moved to June 18, 2026, and Pasquale Passi Jr's accessory dwelling unit hearing was continued to July 23, 2026.
